Evans Meadows Renovation

The Evans Meadows Apartment complex, built in 1990, includes seven three-story buildings and a clubhouse. After decades of exposure to Minnesota’s climate and ongoing tenant turnover, six of the seven buildings underwent extensive exterior and interior renovations while remaining occupied.

Exterior work included removing cedar siding, installing a Typar air barrier, and applying over 65,750 square feet of vinyl siding. Stevens Construction Corp. replaced 564 windows, 107 patio doors, all garage doors, and rebuilt every deck with new two-foot x ten-foot framing boards and two-foot x six-foot treated top boards and aluminum railings. Soffit and fascia were also updated, and aluminum gutters were upgraded from 4 to 6 inches to improve drainage and reduce maintenance.

During construction, wet rot was found in sheathing, windowsills, and deck beams. A structural engineer guided the replacement of deteriorated wood, including reframing over 20 window openings. Interior updates to the 96 total units included new kitchen appliances, granite countertops, updated cabinetry and flooring, refreshed bathroom fixtures, extended vinyl flooring and interior trim work around the new windows.
