Willow Creek Renovation

The Willow Creek renovation project involved a comprehensive exterior overhaul of this 340-unit, resident-occupied apartment complex originally built in 1979. The work addressed aging components and weather-related wear, including the replacement of 79,150 square feet of siding, new concrete slabs and grade beams, and the installation of helical foundations to support 69 roofed balcony stacks—totaling 216 balconies.

Additional upgrades included replacing 600 windows and 210 patio doors, installing new aluminum railings, and reconstructing wood-framed balconies with roof extensions carefully tied into the existing roofline. Due to poor soil compaction from the original build, structural engineers designed a solution using 20- to 40-ft deep helical piers and U-shaped concrete grade beams to ensure long-term stability.

Exterior improvements also included new soffit, fascia, and open-face gutters. These enhancements significantly improved the safety, durability, and appearance of Willow Creek.
